Consulting FAQs 

Do you have to visit the property? 

 

It is not necessary to visit the properties as long as there are extensive photos. Site visits upon realtor request are not unusual and can be arranged at an additional cost.

What do you charge?



There are some general guidelines however pricing can vary depending on the factors involved. Generally the consulting fee for shifting the mojo is .2% of the list price with a $500 minimum, so for a $1M home, it would be $2000.

When and how do I pay for the services?
 

Once the pricing for the consulting fee is discussed and settled with a contract in place, the work begins and is not considered finished until the transaction closes. As the closing approaches, a consulting invoice is emailed to the realtor so that the fee and payment information can be added to the realtor's distribution authorization form. 

Is this service tax deductible?

The service is invoiced as a consulting service and can be claimed as a business expense. Please refer to your CPA or accountant for legal guidelines. W-9 tax information is also provided with the invoice payment information upon request.

Is this confidential?

Yes. This is considered a transaction/property consulting service primarily geared to realtors for situations where there are continual challenges related to low traffic/offers or repeated contract stalls regarding a particular house. (Of course the work applies in other areas as well.)
